You probably don’t live in the Northern Chicago suburbs and will not meet me before you hire me, so it is important to know what this home inspector is going to provide you. My responsibility as a licensed Illinois Home Inspector, is to “observe, investigate and report” on the “current and apparent” condition of the property. This is a visual inspection of the systems and components of the “building envelope” i.e. Home as shown here:
NorthShore Certified Home Inspection also uses Thermal Imaging and Digital Photography so areas of concern are easily understood. This combined with non-destructive moisture detection gives the client a home inspection report beyond that of the naked eye. We also perform mold inspection. This is the more modern way not the old way of home inspection.
When your home inspector observes a component or system that seems malfunctioning, the home inspector will investigate using a variety of cameras , tools, meters and probes. This combined with our credentials; training and continuing education, gives our clients a complete and professional home inspection. We abide by the Standards and Practices of the International Association of Certified Home Inspectors, (www.nachi.org/sop).
We realize the buying or selling of your home is one of the most important and valued decisions one will make. Our computer prepared home inspection reports are designed to be accurate, complete and easy to read. You will notice that NorthShore Certified separates our reports into two summaries, “Repair and Replace” (RR) and “Maintenance and Minor Repair” (MM). The (RR) summary is for items that are non-functional, nearing its life expectancy or a safety hazard, that may influence the habitability or value of the property. The (MM) summary are for items the client would need to know but have minor effect on value or livability. These will be prepared with-in 48 hours and can be accessed on-line, e-mailed or in hard copy.
